"What is a CDD Fee?

A CDD fee is a Community Development District fee imposed by the developer of a neighborhood or subdivision to finance the cost of amenities in a neighborhood. These amenities and community improvements would not be provided without funding from CDD fees. Rather than increase the home’s selling price to cover the common amenities, the developer borrows money from the county, so the CDD fee that is paid by the homeowner is basically a repayment of a loan the developer received from the county." ... more

We recently had a shortage of listings on the market and the demand for housing rose, so prices have increased on both homes to purchase as well as homes to rent.
All pricing can be negotiable though. Prove your ability to pay and landlords and property managers will usually consider offers.
Call me. I can help with any real estate needs you may have!

Try looking through some of the local papers online such as http://www.palmcoastobserver.com/ or http://www.news-journalonline.com/. They can give you an overview of things and some job information. Job search sites like Indeed.com or juju.com can also help with job search.

Please get in touch with any other questions.

Hello, Monica,

A lot of expenses you are asking about are variable and primarily depend on individual usage. They also depend on how large the home is, pool or no pool and how many occupants there are using utilities.
We can discuss this further with you, if you would give us a call at 386-445-7556.

Thank you,

Hi Anna

Can you please let me know what your requirements are for a Five Star Ranking Listing.

Flagler County has many five star properties, but they are split in to many price ranges.

To assist you more you really need to let me know what you are actually looking for and the price range I can then customize a search within the MLS to provide you with what you are looking for.

Hi Monica,

There are so many rental possiblities in Palm Coast, you should never relegate yourself to a specific area. Take your time, look at all of the neighborhoods, and then select your area. You'll be much happier when you look at all of the possible properties available. BTW tours and finding rentals are part of my basic services! :-)

Good afternoon. We do not have any listings in Sea Colony. This area is far away from Palm Coast- more toward St. Augustine or Marinland.
Thank you.

Harry Ashley answered:
They are not high! You are probably looking at the taxes of properties taht are for sale. Your taxes in Florida are pretty much based ont he sale price. And there is a difference between primary and 2nd homes.

You may be looking at a property that was purchased as a 2nd home at the height of the market, but Palm Coast taxes comparaed to the rest of Florida are fairly good.

Both the city of Jacksonville and Orlando, where most of the large businesses are located, are about an hour to an hour and a half drive from Palm Coast. This area is bustling with activity if you like outdoor activities, what is nice about Palm Coast is that it is centrally located to other great areas. St. Augustine is just a half hour drive and is known for its history, and is a wonderful cultural area, Daytona Beach of course is known for the beach, NASCAR, Bike Week, but it also a great art community. Then of course we are not that far from the Orlando area, which of course is Disney, Seaworld, Universal Studios, great concert and sport venues.
Just to give you some perspective, Palm Coast is a just a little bit older than yourself, and is a growing community, and yes home prices are great here due to slow economy, but things are heading in the right direction. We are starting to see more restaurants, shopping and other venues coming to the city.
What I myself like best are the amazing biking and walking trails located throughout the city and into Flagler Beach. If you would like some more information on the area, give me a call/text me.

Contact a Realtor in the area and ask them to look up the sale in the MLS. See if it was a new construction and if a builder was named. You could contact the building dept in the town or county and see if they could help you, but it won't be fun or easy. ... more
