There are many companies doing this work, most have established relationships and while some are open to new vendors it is difficult to break in. It is not easy or clean work and the margins are thin because pricing is competitive and a bunch of companies have workers that live in trailers in rural Georgia or Alabama working at or below minimum wage.

who are only interested in the money and what the Tenants can do for them.
No thought is given to circumstances that brought a family to rent a place to live:
The vast majority of the people who have to rent, do not have the where-with-all to buy their own appliances. If they had $1000 to $2000 laying around; they might as well buy a condo.
I have also had the privilege to work with Landlords who care about the people who rent from them; they attract the "good" tenants because they genuinely care about them, and want to help them.
You do what is in your character.

Because REALTORS are not considered professionals in the knowledge of crime rate we cannot legally speak on statistics. I would recommend contacting the local police. Whenever I show homes to clients I like to make sure that we see a number of homes in the same location. That way a person can get a pretty good feel for the neighborhood and see what their comfort level may be.

Your Realtor can print a full list, or they can FILTER the list according to your priorities.
As a BUYER, this costs you nothing.

There are a few things that can make an owner consider a tenant with bad credit:

1. Up front rent payment for several (3-6) months. Though it is risky for you if the owner default on his payments.

2. Higher security deposit. I recently did two such deals with 2 month's rent as security deposit upon signing lease with first month's rent due upon move in.

3. Stable employment.

4. Not too many defaults. May be one bankruptcy or some credit cards or one foreclosure instead of a long list of credit issues.

Is the Clayton market a good proxy? No. The good ESDs, MSDs and HSDs will remain remain stable, in Clayton and in Dekalb. I don’t know enough about Clayton schools to even know if a school like Vanderlyn or Fernbank is down there.

Clayton doesn’t have a Dunwoody or a Druid Hills.

Across Dekalb – the market is simply too broad to judge things.

So, in Evansdale, there were 22, 2011 sales total in FMLS – average sold price $223K.

In 2012 there were 37 sales total in FMLS – average sold price $226K.

I know that we are cleaning house in Dekalb – CEO Burrell Ellis is lawyering up, and he has officers now outside his house at our expense, ever since the raid that surprised his 80+ year old Mom earlier this month.

Certainly, since I’m in FMLS right now, I gotta look up Clayton’s numbers…wow.

1041 sold total in 2012…only 4 sold above $200K, and the highest SOLD was – get this – a 1993 5/5 in a swim / tennis community originally listed for $424K, and sold short after 121 DOM for $324K.

There were 2278 sales over $200K in Dekalb last year…

Ya get where I’m coming from yet?
