Real Estate Agents are not allowed to comment on a variety of topics. The Fair Housing Act restricts the information that can be provided by a Real Estate Agent.

Off Limit Topics Include:
• Crime Statistic (including questions about whether a neighborhood is good or bad or safe)
• Demographics
• Environmental Concerns
• Household Income
• Religion
• Schools (including questions about how good or bad the school is)

Determining to the answers to questions on any of the topics listed above is something that you would need to do on your own. It is up to the individual to make their own determination about a specific area. If a Real Estate Agent were to comment on such a thing, it could be steering which is a prohibited act.

Glen Errol is only one! Also, Chastain Park Pool is very popular, nicely renovated a few years back and just in City Of Atlanta - you can join as a pool member for under $500 annually. Not quite the same as a swim/tennis, but a great place.

David,

Believe it or not, the simplest website would be mapquest.com. You enter the city you want to start with, the destination city and not only will they give you driving directions, they will give you distances. If you are looking for distances "as the crow flies" then I would recommend Google Earth. ... more

Is the Clayton market a good proxy? No. The good ESDs, MSDs and HSDs will remain remain stable, in Clayton and in Dekalb. I don’t know enough about Clayton schools to even know if a school like Vanderlyn or Fernbank is down there.

Clayton doesn’t have a Dunwoody or a Druid Hills.

Across Dekalb – the market is simply too broad to judge things.

So, in Evansdale, there were 22, 2011 sales total in FMLS – average sold price $223K.

In 2012 there were 37 sales total in FMLS – average sold price $226K.

I know that we are cleaning house in Dekalb – CEO Burrell Ellis is lawyering up, and he has officers now outside his house at our expense, ever since the raid that surprised his 80+ year old Mom earlier this month.

Certainly, since I’m in FMLS right now, I gotta look up Clayton’s numbers…wow.

1041 sold total in 2012…only 4 sold above $200K, and the highest SOLD was – get this – a 1993 5/5 in a swim / tennis community originally listed for $424K, and sold short after 121 DOM for $324K.

There were 2278 sales over $200K in Dekalb last year…

Ya get where I’m coming from yet?

Fret not…

I like your question so much that I turned my answer into a blog post - check the web reference.

There are many reasons why prices in one neighborhood can vary so drastically. Most times the really low prices are a result of short sales or foreclosures. Higher end homes are usually more renovated than their neighbors. This phenomenon is in every Atlanta area, not just East Point. Fortunately the up side is that this is a direct result of a market slowly repairing itself. ... more
