It's a bit of a catch-22, isn't it? I had one case where the repairs were fairly minor, but required. The buyer wrote a letter to the VA stating he would accept the property in it's current state, and he would make the repairs after closing, and they accepted it. The lender ok'd it as well. Many auctions require you to be present to bid, or have a proxy bid on your behalf. If you have a proxy, they generally must be able to make the initial deposit at the auction.
