Standard Homestead Exemption
The home of each resident of Georgia that is actually occupied and used as the primary residence by the owner may be granted a $2,000 exemption from state, county and school taxes except for school taxes levied by municipalities and except to pay interest on and to retire bonded indebtedness. The condo supply for under 100k is down for sure. There are few that even get priced below that last long. I had one listed and it was sold in just a week. There are still plenty that you can find, but they are still not priced well enough under 100k based what you can get in this market right now. The foreclosures are hurting neighbors who are trying to sell. When something good does come on the market whether home or condo under 100k in Athens, they don't last long, because people have been acting quick and the market is truly picking up each and every week. ... more

Yes you can, there are several areas that could work for you depending on your budget, ARMC and Normaltown come to mind or Five Points. I'm not aware of a particular handicap bus transport but I'm sure there is one.

Athens is a great eclectic community and you will find that many neighborhoods have great accessibility to shops/restaurants.

As a Realtor, I actually cannot comment on individual neighborhoods relative to crime or schools, because it is a violation of license law and could be considered an attempt on my part to steer you toward or away from a particular subdivision. However, I can tell you that if you go to the Athens-Clarke County website (, then click on the "Crime Reports" link, you can input the street name, and you'll see on the map all the crimes that have been reported in and around that area.

I can also tell you without violating any rules that my real estate team has had listings in that neighborhood, and we've helped several buyers find homes there as well. I do not think Marketing has anything to do with Math, but maybe I am wrong. $119,000. X .03 = $3570.00. This is the way I figure it. But usually when you sell a property, the commission in your listing agreement is split between the listing agent and the selling agent. You need to look closely at your listing agreement. I do not think you are talking about a downpayment or closing cost since you said "marketing". Marketing leads me to think you are talking about a listing on your property.
