There are several good districts a little south of the city if you are not looking to live in the City of Atlanta, areas like Peachtree City. Fayette County is also known for good schools. Just depends on what area is to your liking and if you want to be within the "City Limits"

The only "development" that I've heard about directly inside the limits of the "West End" is the redevelopment of the dated West End mall, which has been talked about for decades.

The 1 million square feet across Lee and Murphy that is known as the Candler-Smith Warehouses or the Metropolitan Arts District has been talked about for redevelopment - a major retail parcel like a WalMart or something. Haven't heard much else on that idea in years.

Not much else that I've heard about other than the proposed Beltline and "Murphy Crossing" city center which will center on the southside connection of the Beltline and MARTA - the Murphy Crossing idea is conceived to be something like it's counterpart on the northside, the recently redeveloped Lindbergh city center - a live/work/play/transport center.

Finally, on the horizon, the "Gulch" redevelopment and new Falcons stadium will bring change to the area just over I20 from the West End, the redevelopment of the Lakewood Fairgrounds just southeast of the West End, the redevelopment of Fort McPherson just a few minutes southward and the Hapeville "Aerotropolis" redevelopment of the old Ford asssembly plant are harbingers of things to come over the next 2 decades in the SWATL and southside Intown area.

There is also different kinds of Farmer's Markets. But one you might want to check out with an International flair is the Buford Highway Farmer's Market. It's located just North of I-285 on Buford Highway. 9(on our left as you are headed North on Buford Highway)

They have great produce, although I sometimes find it spoils quickly. So I just buy lesser quantities so I don't waste any. They have some great meats, fresh seafood, and then aisles of International items most of which I've never heard of.

Name brand U.S. products are much more expensive than you will find at Publix or a Walmart Super Center.

If you want upscale and expensive, go to Buckhead. If you want funky and unique go to Little 5 Points. Try Chamblee for antiques & collectibles, Buford Highway for goods made in Asia, and Avondale Estates for Native American collectibles and jewelry. The list goes on.

Basicall-- with just a tiny bit of research-- you can find just about anything you want to buy in this wonderful city!

They started at the Irwin access to the trail near Rathbun's Steak, Bell Street Burritos, etc...

They ended at Piedmont Park - the bike won, the jogger came in second.

Still...no answers huh? If you are just starting out, may I recommend that you find a company that you can work for that will pay you hourly or salary while in training. There's no shame in working at least part time while learning the ropes. I know a lot of Realtor's both full and part time who struggle paying the bills or glad their spouse works.
Over the past 2 years I would hope that you stayed in touch with the clients for tapping into a pipeline of referrals.
Start with companies like Keller Williams, coldwell banker, century 21 etc. The larger the better so that you can do what you can to sell their listings and keep it in the family. At the same time, the Realtor will train you since you found a buyer for their listing.
Now, I would recommend re-asking your question like this: I just left a job working for an RE investor and need a company to help me place the 50 or so buyers that I've amassed.
I'll throw this in for you; when you find a place call me. We'll buy from you. I currently have 26 buyers and only and no Realtors to help us..the ones I know, don't understand hard money lending.
I actually had a Realtor turn down a buyer paid 6% commission. The seller was unwilling to pay his listing agent more than 3.5%. We offered the listing agent 6% to represent both sides. She declined.

I put an offer in for one of my investors and was told it better be a good offer as there are 14 other offers on the property. Just something to keep in mind. Why don't you drive around the neighbourhood at different times of the day and night, with the windows down and with your family in the car.

Talk with neighbours and with the Dekalb police officers who work that beat.

I have many friends who live and work in the area - there are lots of beautiful mid century ranches and plenty of 21st century Craftsman builds over that way.

It's very convenient - Decatur and Atlanta are both just ten minutes away.

Others will give a more precise answer, but generally speaking, stick a pin in a map at Perimeter Mall and draw a half circle outside the perimeter (I-285) with a 5-6 mile radius. Anything inside that area will be a good value and meet your criteria.
