Applying for a visa is a separate activity from buying property in the US. You can buy property in the US without being a resident, and owning property in the US does not give you the right of residency.

Hi Susana,

First, you may want to check with your property manager to confirm that a leasing certificate is available. It the maximum allowable units have already been leased, the best you can do is make sure that your name is on the waiting list.

However, if you have the good fortune to have a leasing certificate already you can always enter a listing in Craig's List, but not Trulia which is reserved for realtors.

There are several good districts a little south of the city if you are not looking to live in the City of Atlanta, areas like Peachtree City. Fayette County is also known for good schools. Just depends on what area is to your liking and if you want to be within the "City Limits"

In today's mortgage market, this is a very unique product. The guidelines are below. Please call me with any questions. This is a one loan product with NO PMI ( private mortgage insurance).

Minimum FICO: 680
* Owner Occupied Only
* No first time home buyers (must have owned SFR in previous 3 years)
* Only 1 unit, detached SFR allowed (no attached homes or condos)
* Max debt to income ratio of 45%

You need to contact a geotechnical engineering firm. Google "geotechnical Engineering" or Look up one of these national firms: ECS Limited, PSI, or Mactec and call the nearest office. Explain what you need and ask what level of compaction they recommend and how they propose to do the testing.

The frenzy is on right now - and I don't really understand it. I think there's a "investor" bubble; Atlanta is a different market and the ruin of many "investors" - especially distant ones. All of these homes will be dumped as soon as something better comes along....

One good thing is that the condo is a two bed two bath. The next thing you want to make sure is that the building is FHA approved. In my experience if the complex is not FHA approved chances are slim that they will ever be. If it is not it will decrease your potential pool of buyers when you are looking to resell. I recommend speaking with your realtor regarding this.

There are actually very few true live/work properties in metro Atlanta and even fewer for rent. The First Multiple Listing Service does not have that as a property category. I've seen a few units for sale in the last year, none are currently listed for rent.

I am not aware of any lenders doing a Manual underwrite with no credit score at this time. We will allow the Co-Borrower to not have a credit score so long as the occupant Borrower has a sufficient enough of a credit score.

To generate a credit score, you typically need to have 2-3 trade lines with a 12-24 month history.
