It is always best to have a professional on your side in whatever matter you undertake. If you are not a mechanic you wouldn't want to work on your own car, and there's the old addage that goes something like: "one who serves as one's own attorney has a fool for a client". So the short answer is an emphatic yes! You should have a professional help you find a home to rent. I mean, who turns down free help? A real estate agent that works rentals on a daily basis knows the ins an outs of the rental market and the procedures relating to it. That way, nothing comes as a surprise, you save time and money, you have access to the homes that meet your stated, required criteria and it's all for free! The landlord pays the agent, in most cases, not you.
Now, there is a catch...Please determine the level of your earnestness in looking to rent. If you are only considering renting and not seriously in need, most agents will gladly advise you of the procedures you will need to follow during a phone conversation. Then, when the time comes to be seriously looking, you will call and hire an agent.

If you're using an agent then they should be able to guide you in the process, otherwise you should get a move in inspection, make sure the deposit if any is spelled out what happens to it, must consider all possible situations.
Ensure the house is not in some kind of default and continue to monitor throughout the lease period.
Ask if the owner has any bills from electric gas, etc to include those expenses in your budget.
I assume you check out the neighborhood to make sure it fits your needs and desires.

Lease purchase and rent to own are pretty much the same thing and not a good deal for a renter since they hardly ever work out. In either case a loan is going to be required to purchase and people go for these awful options because they can't get a loan. No loan = no purchase and the renters then defaults losing more money they gave the owner.

Just rent - buy when you can actually buy.

That will all depend on the landlord. Having a collection account for housing is never viewed favorably. Unpaid collection accounts will continue to limit you as long as they appear on your credit report. Once paid in full, you can begin to rebuild your credit.
