There are many great homes available in this area. As you know it's a great time to buy a home and buying now will ensure you make a great investment for the future.

I'm not sure you are going to be working with all cash or getting a loan, but don't rule out looking for foreclosure properties. There are many to choose from in the Cobb county area and many of them are in great condition.

Cedar Forks is a very stable neighborhood in a desirable area of East Cobb. Even though the homes in the neighborhood are about 30 years old, the fact that it is in the Pope High School district and its affordable prices for East Cobb make it an excellent area for investment opportunity. This is a relatively large community with an active homeowner's association and nice recreational amenties, including a wintertime covered pool for swim teams.

If you are relying on data from Trulia / Zillow or other public web sites to determine if and how much property values have fallen in a given area beware as this data is intrinsitcly incorrect. Agents have access to much more information about what is going on in the local market and why. Also, real estate markets are so localized that you really have to look at a very local level. One community can be losing value and another literally across the street can be doing well. This could have to do with the number of foreclosures in a given subdivision and that is the most likely cause of the "downturn" you are referring to. In general, the SW Marietta area is less convenient to the hghway than other parts of Marietta. When the market was good, many would move there not so much by choice but because they couldn't find what they like in the more convenient parts of Marietta. Now, prices have come down everywhere and it's easier for people to find homes in their first choice locations. ... more
