Do a simple search for special circumstances and select the field "foreclosure" or "lender owned" for whatever area you are interested in obtaining a list. Unfortunately that property sold and closed. It was double listed in the system and one of them is still appearing as active and the other is showing the closed information. There are plenty more foreclosures to choose from in that area if I could help you locate another one of similar style and pricing. It sold for 65% of the list price. Peninsula Abstracts sells an annual subscription which shows all sales, refinance, deeds in default, and trustee sales in my area which is all of San Mateo County. Look for abstracts in your area via computer and see if your area has something similar, I want to say a subscription runs around 1000.00 a year and it is full of great information.

Hi Eric,
Off the top of my head this sounds like a foreclosure that has an error on the original title that needs to be corrected. The lender/seller's attorney is using their power of attorney to try and make that correction by creating a "Corrective Deed" that would replace the original. You may want to talk to your own agent or attorney about owner's title insurance and whether this would be a good option in your case.
As far as how long it takes to complete this process I would think it varies from court to court....could be a couple of days to a couple of weeks or more.

Looking at the comparables in the neighborhood, I see that the last home that sold in there was a 5 bedroom, 3 1/2 bath for $433,000. And the home you are refering to is $429,000 and has 6 bedrooms, 4 1/2 bathrooms. So, it does seem to be a pretty good deal. I would want to see the other homes in the subdivision and I would be happy to show you around that area and take a look at that property. Good question!? Perusing the recent sales there, I don't see any one agent's name more than twice.
There are also 10 active properties in the subdivision right now - I was looking at one of the foreclosures there with a buyer today.

I live on Brumbelow just around the corner and have friend in the the neighborhood. One of the "issues" with Breckenridge is that there are a variety of houses and therefore price ranges - some have basements, many don't - some are synthetic stucco, some brick.

My best advice to you - rather than find someone who sells in your particular neighborhood - is to find someone you are comfortable with and trust.
