One additional point: The public information isn't always correct. Now, it could be, but it isn't always. For example, the property's valuation for tax purposes may have dropped and it's possible you're looking at the 2009 property tax while the 2010 property tax is only $3,300.

As for what the septic system is rated for, again, the town may be in error. It's possible the town has original information from years ago, but that the system itself was replaced more recently and that information hasn't made it to the town records. (The house I live in had a heat pump when we bought it 17 years ago. About 12 years ago, the gas company extended gas lines out to our community, and we added a gas furnace. It was all done legally, with all the permits. But the county still shows that we have a heat pump.)

So, check with your Realtor for two reasons: (1) To find out under what conditions you can terminate the contract, and (2) to find out the correct answers to the issues that are concerning you.

It is not a breach to take offers higher than the asking price. Typically most buyers even if they offer the asking price will then ask the seller to pay the 3% in closing costs.
Most banks would like to re-capture as much money as possible; Unfortunatly a lot of "Bank owned" homes end up in bidding wars.the good news however is there are pleanty of them out there so keep trying the right one will come along.

Having knowledge of different builders, I would always consider other builders first for the quality reasons. Sometimes it is location and supply in which case, I would consider Ashton Woods. Great question. In order to recieve the first time home buyer credit you simply have to be under contract prior to the end of this month. You then don't have to close until the end of June. Good luck with your home search!

I highly doubt it. There is nothing speedy about a short sale, and unfortunately, BOA will be your major concern. BOA is about the worst when it comes to short sales. A lot of it is going to be dependent upon how experienced the listing agent is with SS's and how aggressive he/she can get with the second mortgage. As it gets closer to a possible foreclosure they will become a little more motivated. Good luck but I wouldn't count on any government program or regulation to speed anything up. ... more

If the auction date is already set, chances are teh bank will not postpone teh foreclosure auction, now they cant sell the house before teh auction , as teh bank doesnt own the property yet. You can make an attempt to purchase the property from the seller, i would recomend using an agent as meeting with the seller who is loosing their home, is not always pleasant. Many have given up and dont care about getting any buyer a deal when they are losing their home. If teh bank takes it back at auction, then they will list with a local agent, have it cleaned out, evict the occupant and clear the title. that may be your best option. ... more

That's a tough one, since the answer is very subjective. However, in my humble opinion I would suggest the following...

I'm not sure how familiar you are with Alpharetta. There is the west side of Alpharetta (west of GA400) which is more spread out/rural, like horse country. On that side the best school district is Milton HS, Northwestern Middle and either Summitt Hill or Crabapple Crossing Elementary.

On the east side of GA400 there are a number of options, all good, some possibly a bit better. Tied for the top for high schools are Northview and Johns Creek. Very, very close second would be Chattahoochee and Alpharetta. However, truly they are all very good. For middle school the top are Autrey Mill, River Trail. Then Webb Bridge and Taylor Road (although I don't believe you'll find any in your price range for Taylor Road...they are a lower price range). For elementary schools I'd say Dolvin, Barnwell, Wilson and Creek View.

Again, this is very subjective but if your score driven I think you'll find that the ones I listed will be at the top.

Please contact me directly if you have any more questions. I've been living in Alpharetta for over 11 years and absolutely love it here. My daughter went to Dolvin elementary and is now in Autrey Mill middle. My son is in Dolvin. We moved to this area specifically for the schools.

By the Colts Neck any where near Long Valley? I'm about to start working with a family moving here from that area of NJ.

I would look at the school districts to begin your comparison. Both neighborhoods are in very good districts but you may have a preference so start there. Amenities are great in both and house sizes are comparable. The Falls of Autry Mill has a some very interesting choices at prices that are consistant with this buyers market.
