Tonya, have you ask your agent this question?? If you are working with someone whom is your Buyers Agent, these issues should have been disclosed and discussed when you first looked at the property. As far as safety and crime, I suggest contacting the Horry County police department as they do patrol that area, the NMB police may even have some information too as Atlantic Beach sits in between areas under their juristiction. The seperation is because Atlantic Beach used to be the "black" beach when all races did not have equal rights and access to all areas. When the small beaches (windy hill, crescent, ocean drive & cherry grove) decided to incorporate and become North Myrtle Beach, Atlantic beach did NOT join them. Therefore the town of Atlantic Beach has it's own city hall, mayor, etc.... This had lead them to have a LOT of issues as the towns political infastructure is not peaceful. There is a lot of arguing and bickering within the towns leaders / politics, they regularly run out of money and have no funds to pay their own police force which is why Horry County has to patrol the area. In a nutshell the town has so much potential for development and growth, but so far has failed to be able to do anything with that potentia. As of June 20, 2013 in my MLS There were 12 two bedroom units for sale. Ranging from $84,900 to $132,900. The units that are over 1,300 sq feet were starting at $104,900. Year to date sold data: As of today there were two units with pending sales contracts. There have been 9 sold units ranging from $74,500 to $120,000. A 1,300 sq ft unit sold for $80,000 furnished this year. Hard to tell with all these prices all over the board. We would have to take a look at your unit and compare the condition to the ones that sold and active you would be competing with. Condition is very important.

This unit is located in The Woodlands, a gated community in Barefoot Resort. The HOA fee is listed as $395 per month, which includes the exterior building insurance. This fee also includes most every service you would need with the exception of the interior electric and an HO6 insurance policy (contents and personal liability). Residents of Barefoot enjoy what I consider the best amenity package available at any of the many condo communities at the beach. The Woodlands has a community pool within their gated community. They also have access to the largest salt water pool on the Strand at The North Tower along with access to the owners only beach cabana. It is basically up to what you and your parents determine is a fair price, then selling it to you. If you are getting a mortgage then the bank will make you get an appraisal to make sure they are loaning based on an accurate value of the property. If you are paying cash then it is as simple as having a lawyer draw up a sales contract, and then transfer the title/deed. It should be a relatively simple process, I’d involve a lawyer to be sure everything is done legally and properly and the title gets transferred right.
