Hi there,

The Commons has many sub sections and their HOA dues differ. Do you know which one you are looking at? Are you considering new construction or pre-owned at the Commons? If so, shoot me an email and I will send you current buyer incentives (range from closing costs paid for by the builder to 50% off options, etc) for the Commons.

Talk soon,

Honestly, it can be 5 minutes or 20. It all depends on the day. But most days it's going to be about 5 to 10 b/c Mira Vista is so close to the James Island connector. Sometimes there is a little traffic when you reach the bottom of the connector, but it usually doesn't last long. It's a great location for traveling to downtown on most days. Contact me and we can chat more. ... more

The HOA fees ranged according to the size of the unit you are looking to purchase. Anywhere from approximately $240 - $380. Give me a call or send me an email and I can send you some listings to look at if you are interested in some of those properties.

Have a blessed day.

Robbie - here is some info on Harleston Village, hope it helps you out. Randall Sandin, Carolina One, 843-209-9667

Originally developed in 1770, Harleston village is a convenient , historic address in peninsular Charleston. This pleasant mix of antebellum houses and upscale modern townhouses is situated on the site of the first golf club in America, and a congenial community atmosphere still prevails. Surrounding the shady blocks of Harleston Village are the prestigious College of Charleston, South Carolina’s Medical University complex, and historic Cannon park and Colonial Lake.

Many of the old homes were built from the wealth of early 19th century rice mills that lined nearby Ashley River, and some of Charleston’s finest Italianate, Regency and Georgian architecture is featured in such noteworthy examples as the Blacklocke and Jenkins-Mikell houses and the College of Charleston’s Randolph Hall.

The sidewalk stroll is the preferred means of transportation along these quiet streets, where neighbors gather for morning cappuccino at corner cafes or late -afternoon cocktails on garden piazzas. Only a few blocks from the King Street retail district, the stylish restaurants of the City market, and the yachts and sailboats of the Charleston Marina, Harleston Village offers easy access to all the pleasures and necessities of the good life.

John Richard Wilson answered:
The noise level in Mira Vista is very low. The property is constructed of masonary and well insulated. I have sold 2 units and have 2 additional units there and have never heard that as a concern. The community, although young in age demographics, tends to attract professionals, second home owners, and MUSC students. It's a great place to live. ... more

Portrait is an expert in multi-family construction but, like most production builders, makes all decisions with a sharp eye on costs which of course allows their aggressive pricing. That said, I have sold over 6 of their townhomes in different neighborhoods and have been impressed.
