Dear Steve,

Like many things in Real Estate, it depends.

I currently live in Old Village Landing in Mount Pleasant and we have an HOA. We have C&R's but they are not tightly enforced. Our neighbors keep up their properties and we don't worry about property values due to conditions of homes in the neighborhood. Our annual HOA dues are under $300 but we don't have any amenities.

On the other hand, if a neighborhood doesn't have an HOA and homeowners do not take care of their homes, it could negatively impact property values.

I think that the key is to stay active with the governance of the HOA if you have one so that you are happy with the rules and enforcement that are put into place and in either case to be willing to talk one on one with your neghbors when they are not maintaining their homes. Very often I have found that if someone is not taking care of things that there is something going on in their lives and they may need assistance.

That's an easy one. Where I live for one Hanahan and Goose Creek area as well as Moncks Corner. Not only more house for the money BUT the lowest tax's insurance and utility costs in all Chas. Sc. Negative it's going to take an extra 10 min to down town and 15 to the beack. I just helped a young couple buy a 4br 3 bath 2 car garage NEW for under 200,000. Closing costs paid, builder gave a refrigerator and I gave them the Realtor Bonus I had earned of 1000 dollars which they used to pay for blinds and a garage door opener. My policy is that I don't pocket bonus money, it goes to my clients. Need more info Louisrusso@bellsouth.net

Lake house? Like one of the large recreational lakes that are 60 miles inland? Not really near Charleston. I am not really sure what you are looking for. There is Lake Moultrie and Lake Marion. Lake Moultrie is closes to Charleston. Or there is a lake here in downtown Charleston called Colonial Lake. It is not suburban.

A great part of town is Downtown Charleston. There are tons of great restaurants and people who enjoy them together socially. That should be a fine spot for walking and exploring. As with any city be wise about walking on your own at night, etc but this location is a good one with easy access to restaurants, museums, and more.

-a great county park with lots of family events along with many smaller park areas
-if you are a boating fan, easy access public boat landings
-lots of opportunities to live in a home with water views, marsh views, etc
-lots of great area local restaurants
-fantastic grocery stores, we have 3 Piggly Wiggly stores, a new Super BI-LO along with a high end Publix & Harris Teeter

This is just a start of a list of why James Island is a great place to live.

Just had some friends move from New England to Myrtle Beach, SC area a couple of years ago and talk to them often. They love the area and the weather. RE prices have gone up quite a bit in the last 3 years on the coast but still very affordable. One of the complaints I've heard though is that most industry's don't pay very much in that area but if you're looking to start a business, that may not pertain to you.
