What You Can Do to Improve Your Credit Score

Credit scores, along with your overall income and debt, are big factors in determining whether you’ll qualify for a loan and what your loan terms will be. So, keep your credit score high by doing the following:
1.Check for and correct any errors in your credit report. Mistakes happen, and you could be paying for someone else’s poor financial management.

2.Pay down credit card bills. If possible, pay off the entire balance every month. Transferring credit card debt from one card to another could lower your score.

3.Don’t charge your credit cards to the maximum limit.

4.Wait 12 months after credit difficulties to apply for a mortgage. You’re penalized less for problems after a year.

5.Don’t order items for your new home on credit — such as appliances and furniture — until after the loan is approved. The amounts will add to your debt.

6.Don’t open new credit card accounts before applying for a mortgage. Too much available credit can lower your score.

7.Shop for mortgage rates all at once. Too many credit applications can lower your score, but multiple inquiries from the same type of lender are counted as one inquiry if submitted over a short period of time.

8.Avoid finance companies. Even if you pay the loan on time, the interest is high and it will probably be considered a sign of poor credit management.

In the meantime, if you can stay where you are and work on your credit. If you simpy must move, you will likely need to put more money in upfront (i.e. two months rent instead of one etc.)

Because of blockbusting and redlining Realtors may hesitate to respond to this but just do your homework. Go on www.crimemapping.com and see what the crime is in the area you are looking to buy or rent. Crime is up right now everywhere so don't be alarmed! I run my own address regularly to see what's going on around me. ... more

Hi Rayko,

You can compare both communities by looking at Trulia's maps here: http://www.trulia.com/real_estate/Durham-North_Carolina/community-info/ (just change the city name to compare and contrast).

Hope this helps,

Michelle,

You've not listed the address of the property you're asking about so I don't know how anyone here on Trulia can answer you. If you contact Durham Public Schools, 919-560-2000 you can simply give them the address of the house you're interested in and ask what the High School is that's serving that house. If it isn't Southern and your kids are already in Southern I believe you may keep them there, though you may have to assume responsibility for getting them to school. ... more

Hi Liz, I am a Durham Native and real estate broker, I would be glad to help you find a rental and I would be willing to help you understand about leases, lease purchases, and basically leasing/renting to own so that you have the information to make an informed decision if this is the correct choice you wish. I have a number of friends and have several property managers that I also show their properties . If you would you could email or telephone me and I will talk to you about home ownership, credit requirements, programs, and the concept of rent to own the pros and the cons. I commend you and planning ahead that is the key to success for any goal especially home ownership.

I would be glad to email you rentals if you tell me your needs bedrooms/rent and send those to you and if you tell me which high school you are looking I will be glad to pull with that criteria. Then if you see something you would like to see I will arrange to show them to you.

Lots of homes to look at in Northern Durham. Without knowing your price range or other criteria you could start with Willowhaven, an older country club area with lots of nice homes within 5 miles of this specific neighborhood. You don't need to commute 40 minutes in Durham... think more like 10 to 20 minutes from almost anywhere.

You may start with this link: http://www.besthomepro.com/willowhaven-durham-nc/homes-for-sale/priced-200K-299K and then branch out.

When you are ready to talk with an agent, just click Ask a Question or Set-Up a visit. With no obligation, we will hook you up with a great agent and get great deals for you.

J Freeman I do not find 2413 as being available in Milan Woods. I do happen to have a listing in Milan Woods at 14 Nadeau Court that is a 3 bedroom 2.5 bath home with a rocking chair porch and deck and picket fenced in back yard. It is not a rental but the seller will consider a lease purchase if that would be of interest to you please let me know. The Multiple Listing Number is 1791763 the price is $139,000 and the seller is paying some closing costs. Let me know if you would like to see the home or if you would like me to look for a rental home for you.
