It is totally negotiable. For an example if you ask for. 12-15 month lease (the longer the better) ask for $50 off monthly rent. Also, remember that your cut is negotiable as well! If thy are offering you say $100 bucks to get a client in, ask for $200. They put it on MLS for a reason and want it occupied as soon as possible. Tenants want the same things many of us want: wood floors, large kitchen, good counter space, appliances in good working order and gas range if possible, ample closet space and storage, natural light. They are often willing to make trade-offs to get these things. For example, a small bedroom with great closets is frequently better than a large bedroom with small narrow closets.... more
Now. We'll need to know the minimum number of bedrooms and baths you'll need and when you can come for a viewing of potential properties. I know one homeowner who is currently rehabbing one of their homes, so that it will be available around end of April.

It depends on what type of A/C and HVAC units a landlord has. Are they efficient? Electricity bills can get pretty expensive since the landlord could not control what temperatures the tenants keep their heat or AC. I would prefer the tenant to pay for their own electricity bill. It is an attractive concept including all ulitities. I suppose the best way to to figure out the rent is take the highest bill amount over a 12 month period and use that as a gange to establish what rent amount to charge. Hope this helps.... more
It depends, if the landlord can prove the issue was due to noncompliance of the lease, the tenant will have to take care of it. However, if the tenant can prove the problem existed prior to their move in or that the landlord was at fault( ie duplex and neighbor is at fault) then landlord would have to take care of it. If the tenants have moved out, the security deposit can be used to remedy the issue. 1. Get to know your neighbors...they're going to be the people who help you if you need anything in an emergency.
2. Keep kitty litter handy in case you need to use it on icy drives, etc.
3. Make sure and get the Heating and Air Unit checked twice a year. Regular maintenance helps you avoid problems with breakdowns.
4. Check the windows and doors and any other entrance or exit and seal any drafts.
5. Go back and chat with the neighbors again. You're going to love them!... more
The best suggestion you can receive at this point is to discuss this matter directly with an attorney that knows tenant/landlord North Carolina law. An attorney will be able to advise you on the best way to protect your interests.
