I understand your concern. In the last year in Glenridge, the average closed sales price was $301,000K. However, in the last 6 months, the average sold price fell to $285,900. We are still seeing a little bit of price decline in the over $300K market. Are you thinking of listing in the next few months? Maybe you should wait until nexty Spring which is only 6 months away. I think that we have hit our lows and should see some price increases in the near future! We all hope so!

Yes, there are a few shops contained within the community. There was a good mexican restaurant, but it closed last year. It is indeed scary to rent a home sight unseen. It is great Mike was able to get you room sizes. Make sure however you had soemone view teh house before renting whether it be an agent or someone in Ct. There are alot of rental scams done sight unseen and you should make sure you protect yourself knowing you are indeed renting from an agent or an actual owner, It is better to be safe. good luck with your move ... more

The basic answer is

a. there's no set formula
b. seek your realtor's advice on the market value of the home
c. don't offer, or agree to in the negotiation process, above what your realtor advises based on the market value.

A home that's been on the market a year and should be $250K is far different from a home that just came on the market at $280K and is worth that price.
