Taxes on a rental property are double the owner occupant rate also, so if you are looking at tax records and it is a class 2, once a rental it will change to Class 3 in the following tax year. I apologize for answering this so late. Credit is only one thing landlords look at. Although some landlords are not willing to look past that, many these days understand that some folks with bad credit may be great tenants.
Other things to consider are employment, income, job stability, and debt. If you can make the case that you are responsible tenants you can get past the credit issue. It is also a good idea to have references. Past landlords that can vouch for you are priceless.

It's a mandatory fee that typically pays for road maintenance, snow removal, and depending on the subdivision, garbage pick-up and possibly lawn maintenance. In a HOA area, there are rules and regulations that the home owners must abide by, called Covenants and Restrictions. Heather it is possible with a score of 580 or better to get an FHA loan but it also depends on what else is on your credit report and other factors that might effect your financing such as your income.
You will want to work with a lender who is knowledgable about what can be done to repair your credit in the shortest amount of time and see if you can't improve on that 600 score.
FHA does requires a 3.5% down payment (which can be gifted) so some investment on your part will be required.
There are other options for 100% financing but that higher score may be required, you're close so you'd need another 40 points or so. You need a good lender to evaluate your overall credit picture and counsel you. Most real estate agents have several of those on speed dial!
I hope this was helpful and that you pursue your home buying options. With interest rates in the 3-4% range and lots of available inventory it is a great time to make that investment.

I really cannot steer you to one school district over another. If you are planning a house hunting trip anyway, I always suggest that you contact the Board of Education. Ask them about special programs or academic specialties that you require for your children and they can tell you which schools would offer that. Then go and visit those schools, talk with the principal and the counselors. As a parent, you will get a feel for how that school measures up to your expectations. I am so sorry your home is in default, if you have the property on the market, then it is necessary that you have power to the home. It is difficult to sell a home without power, however if you have moved out of the home and turned it back over to the lender, then you can disconnect at anytime.

A contingent contract, no kickout is one where the buyer has inspections or financing pending but does not have a home to sell, also. As each inspection process or condition is performed and issues resolved and released the contingencies are removed. This should eventually evolve into a home under "contract" reflecting no further contingencies and proceeds to close.

A contract with a kickout involves a buyer who must sell or settle on their existing home in order to proceed to settlement on the next. When or if the seller of that next home receives subsequent competing offer(s) that is acceptable to them they can put the current buyer on notice to remove their home sale contingency and proceed or be "kicked out" of the contract in favor of the next buyer.

Homes with a CNTG/KO are often a good option if you are home shopping and not finding active properties that meet your criteria. If your offer is acceptable to the seller you will usually know within 48-72 hours if the other buyer can proceed or has been kicked out. The number of CNTG/KO homes are a smaller percentage of the homes on the market now since short sales and foreclosure homes will not allow a buyer to put a home sale contingency on their contract. One exception to that is if the buyer has a contract existing and closing eminent on their home and they may accept it as a "coinciding settlement", which is still a home sale contingency in fact.

I would still have this agent write the contract and guide you the process especially with home inspection, radon testing, negotiation and other matters that will help the process. ... more
