I believe agents cannot give recommendations as far as what elementary schools are the best. Maybe some of the people out there can take off their real estate agent hats and answer as moms.

Also a quick google search will probably give you a good answer too.

My daughter isn't in school yet, so I can't help ya on that one.

Try going to Check the crime stats. I recommend you drive it at different times to see how quiet or busy it might become on weekends, evenings. Look at the overall care as pride in one's home says a lot! Do people seem to enjoy walking their dogs or stroll their kids, jog? Do your observations and fact finding on the internet and I am sure you will be able to determine if it is a fit for you.

I recently spoke with a new buyer who was frustrated when she searched a neighborhood on different websites. She said "They all have the same houses...why is that?" The answer, of course, was "Because those are the ones that are for sale!". I think you're experiencing something similar, you're not finding recent sales, because there have not been any, or at least very few. I researched that neighborhood, Linkhorn Crest, and found that there were 3 sales in 2008, none so far in 2009. There are 7 active listings right now.
In this price range in Northern Virginia Beach, there are 161 active listings...approximately 10 sales occur each month. Too many homes for sale...not enough buyers to purchase them all.

Every owner and apartment complex is a bit different on their policy on what they are looking for in an ideal tenant. However, in some areas of the country there are a surplus of properties and apartments available for rent. So, many are offering free rent for a month, low or no security deposits and similar enticements. And, some have eased up considerably on their credit scoring criteria. Each tenant should be considered on an individual basis.

You may want to check with the apartment complexes you have an interest in, tell them your situation and have them let you know if they can work with you.

I love Sandbridge...about 20 miles south of Virginia Beach but very accessible. It's away from all the hub-bub but close to everything - golf, kayaking, beach, VA Marine Museum, Williamsburg, etc. They have gorgeous waterfront lots on the bayside (Back Bay) and because the Outerbanks are so narrow, you only have about a 2 block walk to the ocean. The beach has just been restored and it's beautiful with the Back Bay National Wildlife Refuge and False Cape State Park preserving the area from further development.
