I think it is important that you LIKE your Realtor. You will have to have many discussions with him or her and will be spending time on very important decisions so having a good connection works well in your favor to come to a good, fair and win/win outcome.

If you are selling, find a Realtor who can sell a house in a short period of time. If they do it on line, at open houses, marketing to other matter how they do it, just so they do. They should have proof of past listings sold. If you are buying you need a Realtor who is tenacious, jumps hoops and knows the area.

feels like a hospital, too neutral is too boring...

So depending on floor colors hardwood or carpeting the wall colors should be coordinating, and
there should be some impressive colors if only one one wall here and there, a hallway wall, etc.

And we all understand neon colors are not what we are talking about.... So any Seller/ homeowner should really get good advice before starting to paint...

The colors in a home furnished or not, can make a huge difference.

I would suggest that you most definitely make any necessary repairs prior to listing your home for sale. If you put it on the market in poor condition the buyers will drastically reduce their offers on the home knowing that there are probably other deferred maintenance items. If you leave it as it, be prepared to sell as a much reduced list price.

Do basis work on the home and yard. Trim trees, edge yard, keep all excess stuff picked up in the home and year, clean any spider webs from the door ways, paint trim, and stuff to help set your home seperately from the others in the neighborhood. The first impression is the lasting.
The the inside of clutter, box unneeded items and place them in the attic, garage, storage unit. Keep as little clutter on counters, TV stands, Floors etc. Have a Fresh sent, once you first enter the home and keep the same sent going through-out the home. NO LOOSE PETS, this kills more showings than anything. If a buyer is scared or has allergies to animals, well the deal is dead before it starts.
This will bring the buyers to contract for you and you should get your value. Besides all this, you can do some upgrades, however I find even though you have upgraded items like granet counters, hardwood floors, etc. You really only get a fraction of the cost added to the purchase price and appraisal. Let the new buyers install the things they want, because when you put in Cherry Cabinets, they will want light oak color.

Not generally, but if you ask you agent to be there they should absolutely be there. A lot of buyers agents (the one showing the home) will bring by clients who will either not be interested, not able to afford, or for whatever reason can't purchase the home. I know this is surprising but a lot of agents do not prequalify their buyers.
