It extends south to George Washington's colonial plantation home of Mt Vernon and is connected via a scenic parkway and bike trails. Hollin Hills is a fabulous neighborhood and is heavily targeted by saavy home buyers who understand the architecture. I know the neighborhood very well and live roughly 2 miles away in Riverside Gardens. Hollin Hills feeds into Hollin Meadows Elementary School which offers an excellent tech/science focus. Real Estate professional are prohibited from steering--enticing a buyer to purchase or not in any specific neighborhood. Visit areas, by driving around, looking at shops, dine at local eateries, visit the local police department for safety information, check out all that is important to you first. Choose a neighborhood that meets your criteria best--then call a few Realty offices, interview a couple of agents-choose the one you like best and take it from there. If you are buying and selling at the same time, you need not be concerned with market conditions. Buy low, sell low ... not a problem. Buy high, sell high ... not a problem. Sell high, buy low ... definitely not a problem.

Sell low, buy high ... big problem. In other words, if you do sell, don't wait to buy.

Tim, you may want to concentrate your search on Springfield, Burke, Lorton, and Annandale. You probably will not find much in your price range and criteria in Alexandria proper, but those areas should provide more extensive inventory.

Once you move further south to the Prince William County area, you'll see more affordability and more house for your money, but you'll likely be dealing with short sales and foreclosures for the most part.

Real estate agents aren't supposed to answer broad questions like that. The response is: Please do your own research on the schools and the community. And, in fact, there's a lot of information online. But, without being specific, there are a lot of good features to both. If you work in Alexandria or D.C. (or even do a reverse commute out a ways), they're convenient. There's some nice shopping and restaurants in Old Town. And when I've driven past the area (I work in Alexandria, but on the end near National Airport) I've enjoyed the view, the neighborhood feel of part of those areas. But, again, there's a lot of information online. The other thing to do is to "walk the area." Talk to some neighbors.
