That depends on several factors. There are various ways a rent-to-own program can be put together. First, why do you want to do a rent -to-own? Are you credit-challenged? Cash strapped? Not sure that you want to buy right now?

Also consider that you will still have to put up the security deposit, first month's and maybe last month's rent to get into a rental. Sometimes that adds up and those funds could be used as your down payment for a home purchase instead of going into the landlord's pocket.

A real estate agent experienced in putting these types of contracts together should be consulted. The agent will provide you with suggested properties that are willing to consider a rent-to-own situation, help you assess the value of the properties and navigate you through the entire process.

I looked into this property for you. Although it is listed as updated 23 days ago on Trulia, my MLS system does not have it listed as active in the system. The MLS has this property listed as sold in 2007 and rented in 2003.

The con's of renting to own are - what happens if the owner defaults on their mortgage and the bank forecloses on the home? This happens and you may not have any protection against this.
There are also a limited number of homes available to purchase through rent to own. You may want to also look at possibly owner based financing if the owner does not have a mortgage on the property.
The pro's of renting to own are that it allows you to get into a house and work on your wife's credit and you finding a job. But, if something happens and you don't find a job and your wife doesn't improve their credit then you may get evicted and lose your deposit.
You should examine all avenues available to you. Sit down with a reputable loan officer (I'd be happy to share my preferred list with you) and find out exactly what you have to do to fix your wife's credit and what income you'd need to have in order to qualify for the home you want and find out what kind of loan programs are out there for you to purchase a home.

There are sone 3BR 2BA TH rentals in the area for $1300-1400 a mo. If the owner would be willing to do a rent to own the rents would be higher to allow for a credit to the purchase price. Rent to own on quality properties are rare today because rents are high at the moment and prices are low. Owners would rather retain the property for multiple years until values recover.
