There are a lot of programs available to help you purchase a home. Most require that you take homeowner counseling and complete an interview. I'm not sure what program you are involved and I'm sure you don't want to elaborate on it here. There's a CDA program, FHLB program, Live Near Your Work and some employers also sponsor down payment assistance programs. The City Lift program is now closed. Each title insurance underwriter must file their rates with the Maryland Insurance Commission. Each title company must be appointed by a title insurance underwriter who provides the insurance and oversees their business. These are statewide rates. Call different title companies and ask their rate per $1000 and underwriter. This is how you can compare the cost of the title insurance.
You may also want to compare the title company's other fees. Ask them to send you a preliminary HUD-1.

I would ask to speak to a supervisor, however, being almost 2 months out from your original closing date it seems that there are much larger issues holding the closing up. Ask them to provide a written statement defining what is delaying the closing. The delay will also mess up your rate lock. This extension is an additional fee most banks charge. I would demand that they waive it. You ultimately chose the lender so there is not much other recourse you can seek unless they defrauded you. ... more

Keep doing what you're doing to bring up your credit scores.....then buy when you're in a stronger financial postion.
Rent until then.

"renting with an option to buy" has a lot of pitfalls...there is usually non-refundable upfront deposit money.or an amount of rent paid over and above the normal rent that may be applied to the purchase.....OR... forfeited if you cannot qualify to buy the home at the end of the option/lease period.

It is a more complicated transaction than most buyers seem to think.

Get the scores then buy.........

I have a lender here in Wisconsin that can go down to 560 and I imagine there are lenders in your state that do as well. Perhaps some of them frequent Trulia and will answer shortly. Otherwise, I would call around to different mortgage companies and ask them. They may also help you get those credit scores up faster. ... more
