Not being a fan of HOAs; this easy for me:
Communities with HOAs are not good prospects for Rental property.
They often have restrictions on the number of Rentals, if any, allowed.
You cannot have sufficient control over your Renters with regard to following the HOAs rules and regulations; such as parking, maintenance and parties.
You cannot rely on the HOA to maintain set fees; they have a habit of raising fees, just when you think you have gotten into the "black" on expenses.
The Condo/Townhouse will be more difficult to sell, should you decide to, do to a tenant and the HOA.

Think in terms of a SFR. Listen to your Realtor.

Both areas are awesome family areas, and I'm sure you would love each one. Ashburn is certainly closer in, assuming a commute near Ashburn or east of there.

Another option might be some options in Gainesville, which offer some great family neighborhoods around a golf course or two, but again, traffic/commute (like Haymarket) needs to be seriously considered.

You'll get more for your money in Haymarket, but you'll pay for it with a longer commute on a daily basis.

It is a great decision, that will get you a ROI in the future, as long as you purchase wisely. I really hope that you have a Realtor on YOUR side, and that even though you are considering a new home, and have talked with the in house sales team, it is VERY important that you have a buyers agent working for you. A buyers agent will not charge you any money, and as a matter of fact, it has been proven, that a good buyers agent can save you thousands of dollars with expert negotiation skills. Knowing not only what prices to negotiate, but negotiating "perks" such as IGS, upgraded features etc. to be added in to the sale. If you are not working with a Realtor already, I would love to interview for that position. Your commute should be relatively easy. It would depend on what time of day and whether you opt to take the Greenway or not. It's about a 12 minute commute to the Reston Town Center with no traffic and using the Greenway. If you don't use the Greenway, it will add an additional 5-7 minutes to your commute.

For the last 60 days the median Days on Market (DOM) for 20148 single family homes is an exceptionally low 13 days.

I actually have buyers whose preference it would be to make a decision on a SFH in 20148 sooner rather than later. If you could email me a few more details of your home (assuming it's a single family) or your address even, that would be super.

Jeff - Willowsford is a great neighborhood; lots of excitement about it is brewing. There's going to be a a ton of construction going on for a while, so be prepared to deal with that, but that's par for the course for most new construction neighborhoods in our area.

I've had clients who liked that particular builder. Most builders in the area, as you are probably aware, are good builders - it just depends on the crew/superintendent running the site, and then the customer service if something does come up after the fact. Two different people will have 2 different things to say for just about any builder in this area.

If you're in Aldie and like that area, definitely consider Lenah Run - a great community with fantastic lots; just not new construction. If I can answer any questions at anytime, please call/txt/email anytime.
