It really depends on what type of loan and how much you really want to put down. An investor would put at least 20% down. Ultimately, you can get a loan such as FHA loans for much less down.

It's about 2 blocks south of Logan Circle. There's a Whole Foods close to Logan Circle and a Safeway a few blocks to the northwest (on 17th St.)

Is it safe? I believe it's safer than when I lived there (1340 Vermont Avenue and 1325 13th St.) years ago. Back then, there were open air drug markets on 12th Street and hookers from Logan to Thomas Circles. That area has been for the braver, more adventurous urbanites.

Best way to get a sense of the place is to drive there, then park, some Friday or Saturday night.

Since each person's definition of "good" or "safe" is different, you should check the crime statistics with the DC police. I personally think that the area around GW University and Foggy Bottom is a wonderful neighborhood. I just had a listing that sold there and I loved holding it open. There is a Trader Joe's grocery store, restaurants, hotels for you to stay in when you visit, and lots of young people with whom your son can hang out. It is close to the Kennedy Center and is absolutely metro accessible. Not many agents like to answer $/SF questions, do they! That's understandable, since SF numbers around the District, (from tax records in particular), are notoriously inaccurate, and through law-suits, agents have been reticent to state them themselves. That's a shame, of course, since its usually the second question a buyer asks me about a house or condo!

Nonethelss, $/SF averages can be calculated, and are a quite useful means of making comparisons. This must ALWAYS be done between apples and apples, however, so a neighborhood average is a tough-call. It is easiest within a single condo building, (for obvious reasons), and then between very similar properties where full information about each is accurately available.

I use this measure as a 'first cut' at the time when I'm building an offer for a specific property. It's also part of what professional appraisers do in their work for lenders.

With respect to your question on Foxhall Village, Burleith and the Cloisters, I'd venture that figures on the Cloister town houses can be calculated quite easily, (because they're all of similar construction, built at the same time!), but a bit trickier for FVillage, and least practical for Burleith, where there is a wider variety of houses, (apples, oranges, peaches, a few watermelons~!)

Prices have been steady-to-up in the District all year! Where are they going? If I could answer that...

Truxton Circle is a neighborhood of Northwest Washington, D.C.. It is named for a traffic circle that no longer exists, meaning that the neighborhood has long been presumed nameless or lumped in as a part of Shaw, or mistakenly with Eckington, the neighborhood to the north. It has only recently reclaimed its historical identity.

Truxton Circle is bordered by New Jersey Avenue to the west, Florida Avenue to the north, and New York Avenue to the South. Politically it is a part of Ward 5. So the answer to your question is no. I wouldn't stay away from it.
