If you are not, are you looking for a 2 bedroom around $200,000? and what type of financing are you trying to obtain?
Some communities are NOT approved for FHA financing because there are too many units that are not owner occupied due to the location.

You did not link a property, however I believe if you put the address of the property you were viewing into any map program, google maps for instance, you'd be able to tell how far from any beach you wanted it was.

If you rent for the summer months only as a rule the funds are all due prior to check in. Most ALL summer rentals go from Memorial Day to Labor Day.
If you rent a property Year Round your rent is normally paid on a monthly basis.
There are many off-season events in our area - Lewes, Dewey and Rehoboth that you would miss if you are just here for the summer. You can check out capegazette.com/ classifieds and get an idea of rental homes available. I do not do rentals anymore (did for 12 years). I only handle listing and selling of homes now at RE/MAX. Very astute observation. It is a great time to buy, mortgage interest rates are below 5% and abundant inventory of homes for sale in all price ranges. This week a 2 bedroom, 1 1/2 bath town-home in the Bethany area was listed for $129,000 and is under contract.

The best way to analyze real estate prices in a given area is to look at closed sales in a particular neighborhood during a period of time and then compare them to the same period in the last year. To compare sales in February to sales in June is a bit like apples and oranges. In Lewes a. for example, are we talking about the Historic District, Lewes Beach or newer communities like Covey Creek or Nassau Station?
I can tell you in general that Single Family Homes in Sussex County sold for about 92.2% of listing price in June 2009; in January 2010, the average sale price was 94.4% of list price. In Lewes, East of Rt. 1 homes sold in June 2009 for an average 92% of listing price; in Rehoboth Beach the average was just under 90%. What will it be this year? I don't believe February is a good comparison, especially with the snow.
It can be confusing, but I would be happy to sit down with you and help you understand where the market is right now.

In Ocean View the average single family since 6/09 is -7.26%

In Rehoboth Beach the average single family (east of rt. one) since 6/09 is +13.10%

You did not specify single family or condo/town-home or if you were just interested in sold properties east of Rt.1. The average single family east of Rt. 1 sold in 2008 for $933,607 and YTD 2009 the average single family sold east of Rt. 1 has been $768,506 which is a decrease of 17.68%. A lot depends on what type of community you are looking for. Lewes is more of a small-town atmosphere. It has a small shopping district, canal with boat slips, a few good restaurants, bay and ocean swimming and the Cape-May Lewes ferry. Rehoboth is small-town, but on a larger scale! Rehoboth has significantly more shops, restaurants, and other entertainment such as the boardwalk. Ocean swimming is available in Rehoboth Beach. Prices are comparable - although Lewes is somewhat less expensive than Rehoboth Beach. I would be happy to assist you in finding a property in any of Delaware's beach towns. ... more
