You can expect the process to take as short or as long as you need. I typically tell my buyers if they find the home they want it could typically take anywhere from 30-90 to close. That is usually something that is negotiated by the buyers and the sellers. So say you need to be somewhere in 30 days, you would put that in your offer. Also, the turn around time could really depend on the mortgage company that you use for the loan. I have had buyers turn around in 21 days and settle on a property with Mortgage Bank America. I have seen great results in getting this closed quickly if needed.

Hello. Well, In general, I would say that when looking to rent its always a gamble. You could find someone very quickly or it could take months and months to find a renter. You just have to make sure that you have enough saved up to pay the entire mortgage if you do not find a renter.

In my professional opinion, now is the absolute best time to buy because the market is going back to the way it should be. Prices are not inflated as they were for so many years.

I know the Conshohocken area but it will depend upon how much you are wanting to spend on a place. Obviously, there will be areas that are much more desirable than others but I will never tell someone that one area is better than another because I believe that is a matter of opinion. If you are looking for crime statistics, I would say to make a visit to the nearest police station and ask.

Great question. What I would suggest to you is to drive by the particular streets that you wish to live on during the day for at least two days during the week and then drive by at night on two different days during the week and then do the same thing on the weekends. I believe that it is very hard for someone to tell you what street would be safe because everyone has a different perception of what safe means to them. What might be unsafe to me may feel safe to you. You can also always look at the crime stats that are provided on Trulia. Look through your neighborhood papers or simply go to your local police station and ask them if they can provide you with the crime stats for that area. If you are looking to purchase, I would love to talk with you about how I could help you get the best price for a home as well as provide you with information on what the best mortgage program would be for you and your family.

Harford Park in Radnor is an off-leash dog park I believe off Gulph Creek Rd in Radnor. It is not fenced in and frequently a bit crowded but close to the Gulph Mills area.
