You have the ability to buy the house. If there was a Will and there is equity in the property you can purchase the property for what is owed. Check with the lender what is the payoff balance; then check with a local realtor as to how much house is worth.

Also, check with your local lenders for your State.

Why would someone rent to someone who has a history of bad credit unless they can prove otherwise unless it was a place where no one else wanted to live and the owner was desperate.

We in the real estate world are also suspicious of someone wanting to pay a year in advance.

That usually means there is something wrong.

There's really no difference between Lower Parkwood or Upper Parkwood. There's many neighborhoods that comprise the Parkwood area, including: Parkwood Manor, Rambler Park, and Latham. I cannot stress enough how important it is to run everything by an attorney. Some may disagree but spending the extra money is like a small insurance policy on such a large purchase, especialy a million dollars.

Hiring a reputable agent is just as important.

Everything always fluctuates by neighborhood, as well as the progression and regression of the housing prices. Sometimes it doesn't matter how old a property is but it depends on other factors such as condition and if its priced correctly in order to sell or be rehabbed.

The individual proepties in this neighborhood are mostly owned by people that live there an investors.

There is not a master plan for any one entity or agency to come in and redo the entire neighborhood.

If you want to investigagte which areas to ionvest in, you have to start with boots on the ground, get a feel, see trends, etc.

A lot depends on the homes age and if the current owner has updated the system from radiators. Yes, in most cases a HVAC company can install a updated central heating/air system. The City of Philadelphia as of 12/21/2012 Requires that a Lead Base Paint Certification be done every two years and when there is a change in Tenants this information is available from the Landlord any questions can be asked at the 311 City of Philadelphia Dept of L&I.
