Yes these add value, and can reduce time on maket when selling. Marketed correctly that can help you get a higher sales price also. For example instead of the same old copy we all see in the adds today you can for example advertise; "Spend your household budget on entertaining now that less goes to the local utility." or Enjoy the relaxing sound of rain on this metal roof and rest easy knowing your roof is secure for decades to come. Followed by Save Tens of Thousands over the life of your loan with the 50 year metal roof installed in 2011. You get the idea. An appraiser may not see the value in these unless you and your Realtor have the facts in black and white and market these to the customer and then to the appraiser. Best of luck. Scranton is made up of a variety of different types of homes (Size, Design, Age, etc) due to that varying level of appeal contained within the city taking a broad number such as the "... average cost of properties that were sale..." may not be the best or most precise approach to any sort of valuation. Perhaps if you explained what you needed the info for I may be able to provide you with the info you need. Also do you mean the average list price of home that were for sale in 2003, average price that a home actually sold for in 2003? Again, providing the purpose may enable me to better assist you. ... more

Hello Yesikan,

As realtors, we are not supposed to discuss safety of any particular area.
Check out neighborhoodscout.com, homefair.com,crimereports,movoto.com,spotcrime.com for the crime info. You can also check the area where you are living now (if statistics are similar, then the new area should be similar to where you are now).

Also, it's great to drive by the area in question at night - to get a feeling for the vibe there.

Hope this helps,

They certainly can fix the problem, it may take a little time though. The key is if you close with a problem now, when you go to sell the problem will still be there and can affect you and the value when you do sell.
