Since rent to own properties may not be listed as such, consider working with an agent of your own. Keep in mind that rent to own can be risky and one could stand to lose a bit of money, therefore do inform yourself well, and consider consulting with an attorney who specializes in real estate beforehand. If you haven't done so yet, visit with any licensed loan officer, see if you can buy outright... ... more

That's a tough position. Why can't the person doing the phone verification submit a letter? Even if you find an agent to put the offer in it will be a very difficult to get the seller to accept an offer without seeing a pre approval letter ... more

You can contact any agent, like myself. It is probably best to contact an agent who will represent you as the Buyer only instead of both the Buyer and Seller. This ensures a smooth transaction. I am available at 717-742-0778 or ... more

Dear jwirwin,

If you are seeking the services of a REALTOR, it is highly recommended that you select 1-3 agents to personally interview and ask questions as you suggest; number of homes sold, average price, years of experience, etc.

I would welcome the opportunity to speak with you one on one. I live in Lancaster County, have so for over 25 years and I can bring 11 years of experience to meet your buying and or selling needs.

Feel free to call me at your convenience; day, evening or weekend.

It depends on the situation, call me 717-538-3910. You most likely will not be able to sell it for more than you paid. Even if you sell it for the same price your going to have 5-10% in cost to do so. Commissions, transfer tax, repairs a buyer may want etc. Unless you're buying at a severely reduced price I would be very cautious.

In this case, as a back up, if you could not sell it and could derive an income from rent money the mother in law might pay, all while still being able to afford your next home (which you will need to check with a banker on before you do anything) maybe it could work?

Two basic ways, through an agent once it's listed or with cash at an auction. Auctions do not permit you to preview, inspect or receive any disclosure about the homes. They require cash (certified funds) and do not allow you to set up conventional financing. There may be a Hard Money lender who will set up some short term financing for you, at a premium.
At an auction you are competing with many knowledgeable investors who do this full time professionally. If you choose to go this route, take your time and do not get emotionally attached to any specific house if you are looking for a good investment. I hope this was helpful.
