If the home is in foreclosure and the owner no longer has possession of the home, then you will have to wait for it to be listed as a REO property. The current real estate agent will probably not have the listing.

If the home is still owned by the homeowner and there is still time to negotiate a deal, the homeowner or their agent needs to find out what Wells wants in terms of an offer. It may not just be price, it can be a lot of other factors. Keep in mind there are two different departments that handle short sales and foreclosures. Sometimes the left hand doesn't know what the right hand is doing @ Wells.

Sometimes you may have to go outside your neighborhood to get guidance. In these situations - you can start your listing period priced high, with systematic reductions until you start getting more traffic.

In some cases - it may make sense to get a formal appraisal to determine value - and use the county assessment as well to determine what it is worth.

That depends on the financing you are pursuing. My suggestion is to connect direcly with a lender to get an understanding of the specific products available to you - which will vary depending on your credit as well as cash available to put down.

You will likely get suggestions here on Trulia of possible resources. As with any sound decision, talk to several resources. Incidentally, you should do the same thing in choosing an agent - this is a great place to start your search for resources - identify a handful and interview them. Your goal of selling "fast" will require that you price your home correctly - hear me on this - not a maybe, a must do - you must price correctly or you stand no chance of selling quickly perhaps at all. So when you interview agents place special attention on this part of the conversation.
