You will probably receive a lot of responses from agents saying they are investor friendly. What you should try and do is find an agent with experience with REO's, depressed properties, and properties help for the income. I have over 10 years experience working with those exact types of properties. You need someone that "thinks" like an investor, as I do.

Your options are numerous for proximity within 30 minutes to Pgh Int'l Airport but South of Pgh, West of Pgh and North of Pgh will all accomplish that goal, The eastern suburbs are less likely to meet that need. Housing within the City of Pgh may also be a good option but the housing stock closer to Downtown Pgh tends to be 50-90 years old and older in some N Hoods which will almost eliminate the 4 br 2.5 ba + option. Few homes built in the early 1900's had more than 1 bath let alone 3 baths, without major additions being constructed. The key questions are what is your price range for rentals ? The lease/purchase option exists in few situations but generally NEVER materializes due to the fact that your unfamiliar with the n' hoods of our "Most Liveable City in America" . Knowing that you have lived in S Carolina tells me that your home was likely a newer(20 or less old) constructed home. If so, most of that type of home that mat fit that need is more commonly built in the suburbs in communities such as S Fayette, Collier Twp, N Fayette, Robinson, Moon,McCandless,Franklin Park,Pine Twp., Cranberry and maybe 7 Fields. Those homes may range from 180K-350K if purchasing which may likley cost $1500- $ 2500/mo for rentals. The best public transportation exists in the South Hills portion which has the subway system(Light rail transit,AKA the "T"") and the bus system. I'm not sure if taking a bus to Downtown Pgh fits the "date night" theme as well as maybe the subway system but that's your decision. The public school system in the region is top flight as compared to most areas nationally, so most communities will be significantly better than what you would have found in SC without the necessity of paying a premium for private schooling as many do in the South in more affluent areas. Lastly, CCAC has 4 main campuses, Allegheny( North Side overlooking Heinz Field), Boyce(East-Monroeville area, South(West Mifflin) and North(McCandless), that should help with your geography situation. Sublets.com doesn't show any rentals there, though it does show central northside units. Dormont and Mt. Lebanon in the South and Ben Avon, Avonworth in the North are great areas for Tudors and Craftsman styles...Mexican War Streets and South Side have beautiful 100 yr old Federal Style/Victorian Style, Brownstones, etc. Mt Washington and Shadyside and Squirrel Hill have "four square" coloinals, Tudors, Vics, etc. too!
You can find beautiful old houses all over Pittsburgh!

15213 is Oakland, 15232 is Shadyside, 15206 is East Liberty, 15219 is the Hill District, & 15217 is Squirrel Hill. These are just a few areas that surround Oakland and are with in walking distance.

It all depends on which university you are looking at. CMU and Chatam University are on opposite sides of Oakland. While the University of Pittsburgh is in the heart of Oakland.

I would recommend to ask around to your friends and family and ask for a personal reference. At least that way, there is someone you know that has a good relationship with a local realtor. Also, it is pretty easy sometimes to see which realtors have a strong local presence just by looking to see who is advertising and marketing properties. The realtors that have listings in your area, especially multiple listings, probably have a better grasp on the market there versus the realtor who has never done a transaction in the area. Sometimes, when I refer someone to a different city or state, I will go to www.remax.com and search for an agent which you could do the same. In there you will see pictures of the agents, their websites and their specialized markets that they serve. What you are doing is smart because I really believe that having an experieinced, market-savvy agent helping you is crucial to the ultimate success of your goals. Good luck to you ! ... more

It takes a very good buyers agent who can help you pinpoint what you are looking for quickly and who understands the area that you are looking in. If you are concerned about something moving quickly, ask your agent to set up a search for you matching your criteria in the Multilist System, and have them notify you as soon as something is listed.
