Keep in mind that much will depend on the location, condition, other area rentals and the rent they command(ed), etc.--not sure any agent can verify that the rent is fair without seeing the home first--therefore consider inviting any agent(s) over and ask for recently rented similar properties--review the data and make a determination as to a fair price--and possibly consider listing your rental with the agent you like best. ... more

The house is yours and you likely can do with it what you want, BUT you may need to look at the fine print in your loan documents. Some will have stipulations that state the home must be used as your primary residence. If so, the bank could call the note due if they find out you are now using it as a rental.
