The only person that knows is the listing agent, if you have a buyers agent have them contact the listing agent at once, if not you need to contact the listing agent. What makes an offer good is not just price. Hopfully you included a preapproval letter so they know you are quailified for a loan hopfully you linited or did not include any contingincies. If you added an inspection, use 7 days or less as a date for it. Good luck ... more

Hi Seth,
You choose 2 great towns to live in. There are plenty of homes for sale in both Huntington and In Northport in that price range. Huntington village has wonderful restuarants and great shopping. There are beautiful homes with in walking distance to the village. Another great area in Huntington is the west Hills area which is south of the village, but closer to parkways. The commute from Huntington into the city is about 45 minutes to 1 hour.
Northport is one of my favorite towns. It is a quaint village with a beautiful park and dock. It has a small time feel. Homes in the incorporated village start at about $495,00 and up. Northport taxes are a bit lower than in Huntington village. I have spent my whole life in the township of Huntington so please feel free to ask any questions you may have!

If you are becoming more and more serious about buying in this area (and this house in particular), its time to leave your ivory tower academic analysis and start to pick the brains of a local broker who knows their stuff on a practical hands-on level and can give you real input. If I were to take a guess and that is all it would be,. I'll go along with your " following a general trend " statement ( at this point ). ... more
