Now to answer your question. Find yourself a good real estate agent and do exactly what they tell you. The agent will know good lenders in the local area so you can be qualified to get a mortgage. You are not going to find a hard money lender without a minimum of 40% out-of-pocket equity per unit with a minimum 6 month to 1 year pre-pay. ..... Happy funding, Rudi

Your credit will reflect in your payment the rate you will get will raise or lower your payment. Based on your abillity to make payments you could look in the $400000 dollar range and not have to use all your downpayment money.
