Well te first thing you need to do is set an appointment with a loan officer. Allow him/her an opportunity to review your 2010 & 2011 tax returns, 4 recent pay stubs and 2 recent bank statements.

This is the pre-approval process. Reviewing these documents along with a couple questions will let them know just how much you'll qualify for, or what you need to do in order to qualify for a mortgage. They'll also be able to go over all the mortgage options they have available for you, interest rates, etc.
