The average price for a brownstone in Bed stuy has recently went over the million dollar mark, It very hard to find any for less. As for the return on your investment, that would depend on the amount of money you spend, to the amount being brought in, to the cap rate.

My best advice to you is to speak to a mortgage broker, raise more capital and keep your credit exceptional. The mortgage rates are starting to go up and the majority of upper Brooklyn is being outpriced to the average buyer.

I suggest looking for other venues in the Brooklyn area based on the 250K you have to work with... Give me a call anytime.

Hi Dan, If you are self-employed, most lenders want a two year work history at your job in your current locale. More years are even better. The lender will want to see your tax returns for at least the past two years and maybe even this current year as well as bank statements. It does require more documentation if you are self employed rather than a salaried individual, but it is possible to get a loan! The best way is to ask the Realtor who is helping you search for co-ops. Co-ops do not require you to pay taxes, just monthly maintenance. The monthly insurance you'll find from an insurance agency, but it's similar to the cost of tenant insurance.
