Its always wise to go with a reputable lender. You want to ensure there aren't any hidden fees and make sure they understand the area you aare buying in. I am sure some Manhattan agents will come along with specific responses to what the inventory is for a studio at 1000 a month - probably limited options, but know that many landlords will require you to show 40 x the rent as, with a rent of $1000, your part time job woud have to generate $40,000...........otherwise you may need a guarantor. The income requirements for a guarantor are much higher - possibly 80x the rent.

Very likely a scam. As a broker here in NY, I don't know any building owners that require payment thru Western Union. At the start of a lease, the first month's payment and security deposit are most often paid by certified checks directly to the landlord.
