Yes there are some properties that are foreclosures in South Brunswick, but if you don't mind me asking - Are you looking just for foreclosed homes? And is there a reason why you're limiting your search to this type of property. If you're looking for a fixer upper or lower priced homes, there are several properties available that are affordable.

I would team up with an agent that's experienced with both foreclosures and regular residential resale properties. You don't want to limit yourself to only foreclosures and miss a good "deal" with all other types of transactions. Let me know if you have any other questions about foreclosures!

Your agent might be correct, BUT...........defintiely check with a reat estate attorney before you proceed. Realtors cannot give legal advice. You might be at risk for losing your deposit money if you break the contract prior to 12/31/09. I can't interpet that line on paragraph 6 in your contract, but an attorney can. As you know, in NJ we have the 3 day attorney review period..... make it work for you, and get that question answered!

Hi Liza. Yes, there are several different models in Whispering Woods. If you are working with a realtor, he/she should be able to figure out which model 1417 Locust was and then eliminate them from your search so that you don't see the same model over and over. Monmouth Junction is a section in South Brunswick and is a great town. North, South, and East Brunswick all have great schools and are commuter friendly. North Brunswick will be building a NJ transit train so property values should hold well in the area. In order to get into NYC in an hour during commuting hours, you would probably want to look into Edison as it's the northernmost point. The train at Metropark will get you in within 45 minutes but commuting time to Metropark and parking will take another 15. If you have children, I also suggest you do your research on schools. For example, if you did decide Edison, there are two high schools, with one being ranked about 100 schools better above the other. It depends on how the contract was written... If the buyer can not secure a loan during the time frame and the financing contingency states the buyer can opt out due to the loan not being satisfied... then the buyer will get the money back. Now for the appraisal, same situation; if the contract was written with an appraisal contingency or if there are special stipulations stating the home must appraise at or above sales price then the buyer gets the money back. If the contract is written correctly the seller does not have any legal recourse to go after the buyer. The contract should state these facts clearly for both the seller and the buyer. Bottom line is the buyer did not default on the purchase and sales agreement if the contract was done properly. ... more
