Rent to own is a very viable option for your situation. As a real estate professional helping people with rent to own properties I have helped many people in your situation while waiting for short sale closings etc.

You can find landlords who would be interested in this type of transaction, as they would rather have a long term tenant buyer than a revolving door rental.

For Sale By Owner sellers are sometimes interested in rent to own, but most times they need their money up front.

In an event it is a good option for you while you get your credit back in line to purchase again.

Hi Christina, I don't know of anyone in Toms River Area, but I will tell you my Landlord down here in Manahawkin has now stopped accepting it. The problem is with Social Services not responding to phone calls and sending money when expected. My landlord was told his tenant was approved and it is now going on 3 weeks of still waiting for money that was suppose to come to him in a week. Because of this he is no longer receptive to do any more of them. I think because of this many landlords are not getting involved. I wish you well. ... more

At this point only houses for sale and listed by a licensed real estate agent are available to be listed on Trulia. Trulia doesnt have a section for rentals or for sale by owner.
