Hey Kathy,

It is a great area if you have a boat or if you want to take advantage of the beach club there. It really depends on your price range though as my team just put a deal together for a 2 bedroom home in mint condition for under 160k or another waterfront home which was a short sale that we closed for 305k.

Also there are many adult communities in the area where you can get more interior and exterior space with less taxes and with an association fee that maintains the exterior of your property and supports the clubhouse.

It all really depends again on what your needs and price range is. Baywood is another lagoon area on the other side of drum point road, then you have the cherry quay area. Further south Toms River offers even more waterfront communities and there are plenty homes on the market. If you have any further questions just let us know. If you have a business where you make enough money that you can pay a mortgage, you may want to speak to your accountant about filing tax returns that show what you really earn. Also, you might want to take your name off this question. The reason that self-employed people have trouble showing their income is that they take all sorts of deductions in order to pay less in terms of income tax. Now that regulations have become much tighter as far as mortgage loans go, this is not a great idea if you want to become a homeowner. There is a lender in NJ who does loans for self employed, however you will need between 30 & 40% down, depending on the program, and they will want to see that you have money in reserves as well. If you file 2 years of tax returns, and you probably didn't file 2009 yet, you can buy something in 2011 that you qualify for. ... more

By NACA, are you referring to the National Association of Consumer Advocates? If you are, they can't help you right now. Good credit has become the benchmark for all lenders today even though the VA tends to be more lenient. Bankruptcy will prevent you from being eligible to buy a home for a few years but may be an option none-the-less. Your best bet may be to speak with a credit counselor who is familiar with the home loan process. I would be happy to recommend one if you are interested?
