I don't think you know what you are asking:
The ESCROW company collects the funds from parties, and holds it as a third party, until the Escrow closes.
They also handle all the paperwork.
Probably, things are a little different for ya'll in N.J., with Attorneys.
The Escrow Company is usually also the TITLE company; which does the title search, looks for LIENS, and dispenses TITLE INSURACE to cover you.
In any case, the BANK is not the recipient.

Be sure to get your GFE from the Lender, and your HUD1 from the Title Company.

Rent to own is a very viable option for your situation. As a real estate professional helping people with rent to own properties I have helped many people in your situation while waiting for short sale closings etc.

You can find landlords who would be interested in this type of transaction, as they would rather have a long term tenant buyer than a revolving door rental.

For Sale By Owner sellers are sometimes interested in rent to own, but most times they need their money up front.

In an event it is a good option for you while you get your credit back in line to purchase again.

It is not out of the question to find housing with poor credit as it will be up to the Landlord, however, your combined strong income will be a plus. Many adult communities have rules regarding commercial vehicles being parked outside of the residences. Some don't allow them at all and some will allow them so long as they are garage kept. No, the only way it comes into play for mortgage underwriting is if it has a cash value and the loan you apply for requires cash reserves. The cash value of the life insurance can be used for reserves.
Of course your wife can use the settlement to pay off the house if something happens to you but it does not factor in the decision making process. Good luck,

Penny Layne,Anchorage,Chelsea Square,The Cedars,Sarasota, and Laurel Commons are condo developments with basements, The Meadows are actually patio homes w/ basements that are often lumped in with the townhome style condos. We can narrow it down more if you are looking for full basements, walk-out basements, or even finished basements. There are various price ranges and the communities are all over the township.
