The problem is that it can take a few days before a rental listing is updated while getting signatures. However many Internet sites take listings and don't stay updated on their status.
Realtor.com is directly connected to the mls so their data is the most accurate.
I'm sure you get answers from several local agents today who can help you.

The reason you don't see a lot online is that yearly rentals have been a challenge in Ocean City in 2012-13, as most have been taken by families displaced by Hurricane Sandy. Your best bet is trying to find something just off island in Somers Point, Northfield, Linwood or even in Egg Harbor Twp. Our company has offices in Ocean City and off island.

Can you give me more details of what you need; bedrooms, baths and what you can afford? this will help me to seek out what is available. I dont know how important it is for you to be in OC but the FEMA.gov website does have long-term housing locations in the surrounding towns.

Wow! That's a tall order! Ocean City does have some yearly rentals but not a lot. The reason is this, it is just far more advantageous to the landlord to rent at the higher weekly rental rates of the summer and then a reduced rate in the winter. This also offers him/her the flexibility to save a week or two for themselves. A four bedroom as you have described would be a real money maker!
Have you considered at that monthly rent and with today's mortgage rates so low that you could buy a place?

Finding yearly rentals in Ocean City is difficult. Owners generally will rent for the winter meaning a lease from October1 to May 31. After that they rent for the more lucrative rates of the summer.
They are out there but they are scare good luck!

First, I am sorry for what you are going through. There are a few in every industry that will do what they can to scam, but 99% of Realtors are hard working, caring people.
There are two ways to go after this particular character. First is to request an investigation by the real estate commission in which the link below is provided.
The next is to file an ethics complaint with the local real estate board who has processes to follow but is very pro-active in the pursuit of what is right for the public. Because I do not know where the Realtor is, I cannot direct you. You may want to visit www.njar.com for that info.
If found that the company has done wrong there are fines, levies, loss of license, etc that would be incurred. And of course you have the ability to litigate and hopefully recover damages if they are found guilty.
