Ouch.....the real dilemma here is being able to prove who is responsible for the infestation outbreak. You could easily claim the tennant caused the problem while they could take the position that their problem was caused by your neglect and the previous renters.

Our advice, avoid the hassle but when the lease is up.....perfect time to raise the rent and recover your expense over time.

You don't owe the broker anything! The broker misrepresented him self as an agent for the building but he did not have a written listing agreement.
