Much will depend on your budget, but certainly the two towns you mentioned are great communities and both would have more of an urban suburban feel to them. I would not describe them as small towns. But if you are looking for towns with an urban/suburban flair, the Morristown, Summit and Westield are all worth considering.

Because you do not need to go all the way into the city, your options open and and you can travel on the roadways and/or trains to get to your office. I would add to your list the many wonderful communities along the 78 corridor, New Providence, Berkeley Heights, Watchung, Basking Ridge, Warren. All of these communities have train access except Watchung and Warren, but they are right across 78 from the communities that do.

I am a dog owner myself, and while Hoboken is very dog friendly, more and more owners that are renting their homes for the first time, find themselves uncomfortable with the idea of having pets in their home with tenants.
You may have a better chance finding an apt in a large building that has a common yard. Hoboken does have some nice parks and designated dog areas. I would recommend you check some out.

Last, if you find an apartment that has a private yard but doesn't allow pets, you should make an appointment to see it, that is if the no pet rule is a landlord rule and not a building rule, and if you like the apartment offer to pay a non refundable pet fee of $500 or you could offer to pay more rent than the owner is asking. Hopefully one of these will sway them into renting to you, pending you have a good looking application.

Rose, this is a common situation unfortunately.
Is your building self-managed or is there a management company? With a management company the burden is more on them to make sure things are done right, but with the board approving things or not. A self-managed board is sometimes tougher to deal with.

Your bylaws and master deed should specify some sort of recourse. Being an owner you have the voting power to change board members, typically every year. If you're unsure as to what the bylaws specify, you may want to consult an attorney to review them and give you guidance.

My first question would be, did you conduct a home inspection on the condo prior to purchasing it? If you did, see if the inspector noted the electrical issue in the report. Some inspection companies have a guarantee that if they failed to recognize the defect, they will pay for it. Contracts of sale have a home inspection clause in there if the buyer chooses to conduct one, however sellers are not obligated to fix any issues unless they agree to it. Most contracts state that properties are sold in "as is" condition.

The next step I would do is to speak with your lawyer who did the closing and see if they think you have any legal recourse against the seller or inspection company. Your lawyer would the best person to tell you if this situation would be a material defect or breach of contract.

On ground up new construction there is a 10 year home owner's warranty through the State of NJ that covers these kinds of defects. It sounds like your unit is not new construction, therefore this warranty would not apply.
