Yes there has been ongoing litigation... The Promenade was built as prefabricated units and has had ongoing litigation. I am only aware of 2 or 3 units which have closed over the past few years with lenders and a mortgage being obtained. Bulls ferry has litigation against the original developer and their subcontractors. The association did not let them out of their 10 year builders warranty/punch list. I am unaware of any litigation pending in Jacobs Ferry as I think it may only affect Bulls Ferry. Please note that this is all information which has been told to me and I can not say with 100% certainty that is is 100% factual. However, I would always recommend asking the Realtor whom you are working with to do their due diligence and contact the association, management company etc... Also, your attorney should do the same... I hope this is helpful to you in the meantime. Yes it's awesome! I have lived in Grand Cove for about a decade now and it is an amazing community. I feel like it is the best community on the Hudson. Of course I may be biased but the pool is spectacular, and the community is beautiful. The people here are all really nice and friendly. Grand Cove has just converted to condo from coops. The investments are awesome even in a down real estate market. The now condos have really held strong as investments and in some cases people have actually made more money in a down market which is incredible. There are a few units on the market but if the number is 6 that's not abnormal because there are 106 units. The building has been going through some amazing updates since the conversion which has only increased our property values. Whole foods is a short walk on one side and trader joes is on the other. The Edgewater ferry is awesome for values and a really easy commute to NYC along with NJ transit out front. Taxes are really low because we are in Bergen County. One town over is Hudson county and the taxes can triple. I also know that a few people who are selling are due to lifestyle changes such as another child or moving to antihero state and another country. Each individual deal is different. Some units may sell better at The Promenade, some at Independence Harbor. I much prefer The Promenade; it offers more sq. ft. to the price, it is a much newer complex and it is conveniently located by the shops and restaurants.

Hello Mickey, it depends on a few factors. Mostly square footage and how close to the water the house is. With prices softening recently however, you can expect to pay anywhere from $550 to $800k on the higher end.

Hi Tom, they probably will come down further but I don't think near the $450 range unless possibly you look on River Road further North near Fort Lee. Many of the buildings on River Road are luxury condo's and command higher prices. You should however be able to find a beautiful 2 bed 2 bath along BLVD EAST that has river views for that range or less. Best of luck! ... more
