I suggest that you contact a local real estate attorney to assist and counsel you on the complaint hearing. An attorney can best advise you on how your complaint relates to the Code of Ethics and Standards of Practice.

If the agent will be present at the hearing; then he will probably have an attorney present with him.

The River's Edge condominium complex is located in Springdale not far from the train station just off Hope St. and has easy accessibility to many of the other amenities that Springdale offers such as the restaurants, movie theatre, shops, and skating rink.

A lot of the units sold quickly in 2007 when the complex was completed because it was new construction and due to it's commuter-friendly location. Many buyers consider it desirable because of the newness, extra loft space, and garages as well as that it's a safe neighborhood to live in.

The South End/Waterside area of Stamford is undergoing redevelopment. Numerous projects have been planned and some are already built and in operation. A couple of luxury rental communities have been completed and doing well. Office buildings, a 5 star hotel, condominiums, and a park are in the plans.
The area is targeting the middle to upper end of the rental and condominium market. Currently, the rental market is very brisk and will probably continue to be for awhile in this economy while the condo market is sluggish.

I think it's all boils down to what actual costs(expenses) are associated with the property. Condos are usually restricted heavier than the townhouses with their own HOA(Home Owner's Asso) and maintenance fees and etc.. If you could get higher rental payments if the Condo is in a "hot area" than having those extra fees and dues could be justifiable. On the other side of the hand, owning a Townhouse may require you to do your own maintenance to keep up the appearance of the property.

Once again, it usually boils down to Income vs. Expenses to bottom line your ROI.

One thing for sure, you're in a great market to acquire a property so go ahead, do your home work with one of your local agent then build your Real Estate Portfolio!

It depends on what you paid, how much work you may have put in, any write off you may have taken, your tax bracket, etc.

Here is a basic example, assume that you paid $120k and have taken a tax depreciation of $4363 each year for 5 years. With this, your tax base would be about $97k, so you would pay a long term capital gain of 15% (or less, depending on your tax bracket) on the difference between $183,511 and the $97k.

You can also take other deductions to help reduce the gain, but that is the general idea.

06902 covers a large portion of Stamford even though we have about 10 zip codes. 06902 can range from near the downtown to Cove Island park and the Glenbrook area as well as Springdale. I realize that if you are new to the area those areas may not mean a lot by the names. Other areas, such as North Stamford(also a huge area) is more expensive because it generally has houses, more land and much more sought after for families. Based on your needs and price range, I can let you know what is available in the 06902 as well as other area codes such as 06905 etc. It's all about knowing where the great deals may be at the moment and what areas you may view as enjoyable and safe.
