You can check the data right here on the Trulia site by clicking on the " Local Info" tab on the banner at the top of this screen. Then click on "Market Trends". It appears that sales prices are down from last year but list prices are trending up a bit.

Round Hill Rd & North Street are considered to be very Tony Greenwich locations.
There are also many quiet neighborhoods as well which are off the beaten path if you so desire.

94 Meadow Wood is a beautiful home in Belle Haven. It is still on the market and has been for 1,526 days. On October 1st of this year it got a new agent at the same firm. The MLS number is still 72165. The price remains the same at $5,195,000.

We presently have 79 houses on the market between $4MM and $6MM in Greenwich. This segment had been slow through May, but sales of houses over $3MM in Greenwich really picked up in June and have continued at a good pace since.

It is always wise if you will be financing your home purchase to have a mortgage approval contingency included to protect yourself. A lender will not approve a mortgage if the home does not appraise at or above the selling price. So yes, you should include an appraisal contingency in your offer. It can be written into the contract if it is not already included.

Greenwich is an excellent area to raise children! I was born and raised here. There are 10 elementary schools in Greenwich, 4 of which are magnet schools, you can apply to go to these, unless you live in the actual district. Greenwich taxes are the lowest in the state! The commute is under 50 minutes.

The different area's are Old Greenwich, Riverside, Cos Cob, Byram, Glenville. Then, of course, there is Central Greenwich and Back Greenwich.

I do know that your debt to income ratio is a major factor in determining your eligibility to refinance and/or purchase another property.

It's a good idea to purchase if you plan on staying in the home for at least 3-5 years so that you will realize a gain in value once you resell.

Mortgage interest rates are at historic lows, prices are lower than they have been the past few years, and there is a lot of inventory which makes purchasing now very desirable. But if you only plan on staying in the home for a year or so and then sell then you may not have enough time for the property to appreciate in value.

Stamford has plenty of nice beaches. Nice library right in Downtown Stamford. Stamford is much less expensive then the bordering towns Darien and Greenwich. If you like city life it has a real downtown with plenty of resturants, bars, etc... You might consider Greenwich as a alternative. Greenwich has a great library, YMCA, Beach, Greenwich Ave...The taxes are super low compared to any other towns in Fairfield and Westchester County. Your best bet is to contact a local real estate attorney. I believe you would have to disclose the fact that it won't be "owner occupied" for a period of time, but you'll need an attorney's advice on how to word it exactly. Also, don't be afraid to call your contact at the mortgage company and ask the question - they might even contact an attorney on your behalf to find out what you need to do.

I am sorry to learn of your frustration in representation. In Connecticut, all buyers have a choice to be represented or un-represented. And commission fees are negotiable subject to written agreement.
As an un-represented BUYER, you would be an agent's customer and I would only be allowed to show houses listed by that real estate company.
As a represented buyer client, you would be represented to see any listing on the multiple listing service.
For properties listed on multiple listing service, the real estate fee is usually paid for by the Seller of Seller’s agency. In your situation, the agent is representing the Seller. If the Seller agrees to DUAL AGENCY, then the Seller's agent may abide by DUAL AGENCY with written consent from you and the Seller prior to negotiation.

Average arrangement:
$250 per hour balance due weekly with a minimum of 2 hours per showing, inspection, closing, town hall research and/or other meeting as deemed necessary. Office time/phone calls $150 per hour. Closing bonus is half a percent of the closing price due at closing.
