The number of times that a seller will counter an offer varies depending on their motivation and financial situation. Hopefully, your agent has disclosed to you what the property sales history is on the property as well as what similar homes have sold for recently in the neighborhood. This way you have a better idea of what the property is worth.

The town assessment is only a guide to the value of the home. The assessments for Cheshire will be redone in 2012. The neighborhood may add some value or discount it. The condition of the home inside and outside should also help you determine the value.

My first question is have you actually signed contracts? If not there is no issue as long as the "Offer" you signed wasn't what we call a "Binding Binder". Even if you have signed a contract you can get your escrow money back under certain conditions. If the proposed closing date has passed then it shouldn't be a problem. If there were issues with the building inspection it shouldn't be a problem. The check needs to have cleared the account of whoever is holding it before it can be returned to you.
