Based on articles published in Boston publications, real estate values have dropped considerably, with some communities hit harder than others. You are going to need to bring in professionals who can look at your property and make the appropriate comparisons before you can receive a good answer to your question.

Is one of them 381 conant street? It is bank owned and sat on the market for a while and then expired ... It came back on the market on the 9/3/08 and is now under agreement. Bank owned properties (and short sales) have very low sale statistics so it may come back on the market. Other than that I don't see anything that matches your description unless the other property is 121 conant which went off the market last month - never sold. The owners had been trying to sell this property for less than what they bought it for which would have required bank approval to sell at that price and is probably the reason it didnt sell. The bank may have foreclosed on this property by now - why it is abandoned - and it is either going to auction or maybe it will get relisted as a foreclosure sale soon. you can try searching the addresses on google and see if the properties come up on any foreclosure sites or you can hire a buyers agent to help you with the due diligence.
